Regulation Adds $132K to New Homes

Did you know that government regulations now add about $132,000 to the price of a new home in the U.S.? According to a recent builder group estimate, these costs—covering everything from updated building codes, permits, inspections, impact fees, utility hookups, and land use requirements—are a significant part of what buyers pay before they even walk through the door. Code changes alone can tack on nearly $40,000 per home, while new energy rules can add another $9,600 to $21,400, often taking decades to recoup. The impact is more than just financial: over 90% of developers face average delays of 7 months (sometimes over a year) between zoning applications and breaking ground. As someone who’s worked with clients throughout Redlands, Yucaipa, and the Inland Empire for years, I see firsthand how these regulatory hurdles shape the new home landscape. With the country short about 1.2 million homes, these added costs make it even harder to expand supply and keep prices manageable for buyers in our local communities.
