Why Investors Watch US Cash Home Sales

As someone who has helped many clients navigate the Redlands and Inland Empire real estate markets, I pay close attention to trends in cash home sales. Over the past few years, about 25% of existing-home sales in the US have been cash transactions. This isn’t just a statistic—it gives investors and buyers a real-time sense of market competition before mortgage or construction data even comes out. When we see cash purchases rise alongside home prices, it often signals intense buyer competition. On the flip side, if cash sales increase while the overall number of transactions drops, it may mean buyers relying on financing are hitting roadblocks.

A falling cash share with steady prices can suggest that credit conditions are relaxing, allowing more traditional buyers to return and the market to rebalance. Many smaller cash investors focus on homes in probate, with tax issues, deferred repairs, or those involved in relocations. Even when financed sales slow down, affordability pressures keep these older properties in demand.

In our local Southern California market, single-family investing is shaped by factors like property taxes, title insurance, renovation costs, and hands-on management. This means scaling up is tough, but local expertise pays off. Looking ahead, I expect to see more margin consolidation rather than big nationwide takeovers. For international investors, teaming up with local professionals remains the best way to navigate our dynamic market.
