We’re seeing some notable shifts in the U.S. housing market: as of mid-Q3, new listings rose about 3% month-over-month to their highest point in over four years, and total homes for sale climbed roughly 4%, reaching a level we haven’t seen since 2020. Although buyer demand remained steady—pending sales were unchanged and closed sales dipped by about 1%—prices hit a record for the period and average mortgage rates hovered near 7%. Many homeowners are finding it easier to list as the feeling of being 'locked in' by low rates fades and life changes prompt moves. Sellers are also adjusting to a slower-paced market, giving buyers more opportunity to compare options and negotiate. By mid-Q3, about 60% of homes nationwide sold below their original asking price, signaling more room for buyers to negotiate on price, repairs, or even closing costs. For those who can afford to purchase, the market is more accommodating than it was a few years ago, even with higher costs and stable overall demand. Here in the Inland Empire, I continue to help clients navigate these evolving conditions—combining straightforward advice with up-to-date market insights to support your next move.
