We’re seeing California’s housing market settle into a period of steadier, more predictable growth. Home prices are projected to rise by about 3% to 4% per year through 2028—offering a calmer pace compared to the dramatic surges of recent years. With active listings now at approximately 156,300 homes statewide, buyers across California—including right here in Redlands, Yucaipa, and the Inland Empire—are finding more choices and less pressure to rush into decisions. Inventory is expected to keep building through 2027, which will continue to ease the pace for many.

That said, affordability remains a challenge: only around 18% of California households currently qualify for a typical mortgage, down from about 31%. This keeps entry-level homes highly competitive, especially in our local communities. Most homes are still selling near 100% of asking price, and 30-year fixed mortgage rates are holding steady near 6%, with little change expected in the near term.

For those watching major urban areas like Los Angeles County, it could take until after 2028 for sales activity to rebound to previous highs. However, on the whole, California is moving toward a more stable and predictable market. As always, my goal is to provide you with the latest insights and straightforward guidance, so you can make confident decisions—whether you’re buying, selling, or considering your options in the Inland Empire.
